Physical Management
The company maintains the society properly, keeps all its amenities and essential services running uninterruptedly, handles staff, service providers, vendors, visitors, vehicles, accounting, etc., and takes care of the residents’ complaints. The company’s handling of statutory compliance relieves the management committee of the compliance burden. Depending on the size/requirements of the society, one or more managerial persons are provided and paid by the company itself. Along with them, the company also provides and pays for required agencies like security & housekeeping, and contractors/service providers like electricians, plumbers, gardeners, and fitness/caretaking staff. The company will also be responsible for deploying the required manpower in society. The company will also be responsible for arranging outsourced services required by society. The company’s office will provide accounting, back-office management, complaint handling, share management, meeting management, reporting, etc. It is divided into three categories:
Admin Management
The company provides managerial personnel as per the requirements of society to do work related to society management. In this category, the company pays salaries to the managerial personnel, and society pays to the agencies, contractors, and service providers.
Complete Management
The company provides managerial personnel as per the requirements of society to do work related to society management. In this category, the company pays salaries to the managerial personnel, and society pays to the agencies, contractors, and service providers.
Shared management
The entire management of society is done in this category from the company’s office. A managerial person will visit the society twice a week or as and when required. Shared management also includes all the tasks of society management at a reasonable cost.
